The two-story building is located on Agatangeghos Street, near the “Rossia” Cinema. It was built according to the design of Boris Mehrabyan, the author of Yerevan’s 1906–1911 master plan. According to the 1905–1908 real estate assessment register of Yerevan, the house belonged to the Babaev family and included 19 rooms, a kitchen, and an adjoining land plot. It was a multifunctional income-generating building with commercial spaces.

After the establishment of Soviet rule, the building belonged to Karagashyan. It was nationalized in 1925. In the same year, workshops operated on the first floor, while an orphanage functioned on the second floor. In the 1980s, the building housed Vocational School No. 16. Today, the Jivani Ashugh School (founded in 1997) operates there.

The building has an elongated rectangular floor plan. The street-facing façade is clad in finely dressed Yerevan tuff stone and decorated with carvings.
